The Imbalance in Rental Agreements: We all know it a One-Sided System

Navigating the rental landscape is challenging to say the least, as both renters and landlords have strong arguments in their favor. However, in many cases, the scales are tipped unfairly against tenants.

When you rent anything else in life—a car, a holiday stay, or equipment—there are clear agreements in place. If the rental is interrupted, there’s compensation or consideration for lost time. Yet, in rental properties, tenants are expected to accommodate property maintenance, inspections, for sale property showings, and disruptions—all on their time and dime.

🔹 Unpaid Time & Inconvenience – Termite inspections, property checks, fire alarm testing, upgrades, and repairs all happen during your personal time, often requiring you to step away from work without compensation.

🔹 No Loss for Landlords – When a property is listed for sale, landlords don’t lose a cent, yet tenants are expected to tolerate open homes invading their personal space—without regard for their privacy, schedule, or well-being.

Rental agreements should be fair and balanced, yet too often, tenants bear the brunt of the inconvenience while landlords profit without disruption. It’s time for a more considerate and equitable approach to renting.

We’re starting at the beginning: the rental property viewing. That rushed 5-minute shuffle through a home is often the only chance tenants get to see what they’re signing up for—before being handed a 20-page lease detailing every chattel and property attribute that’s supposed to be in good working order.

But often, things aren’t as they should be. Tenants don’t get to test light switches, unfold blinds, check ceiling fans, slide doors, or verify compliance—at least not until after they’ve signed and committed.

So why the hell are we forced to do these viewings in person at all?

 

I recently had to deal with a major inconvenience—a scheduled termite inspection. Since I have two small chihuahuas, I wanted to be home during the process to ensure their safety. Plus, I’m not a fan of tradies randomly entering my space—let’s be real, some of them are downright filthy!

When I called to arrange a specific time, the company refused to accommodate, saying they only finalize their schedule the night before. To make matters worse, they told me they’d simply collect the keys and enter the property whenever it suited them—with no regard for my availability or comfort. That absolutely pissed me off! 😤

I am so tired of renting—being stuck in run-down houses in questionable neighborhoods far from work, all because I have two chihuahuas (small dogs as pets). On top of that, I’m expected to be at the beck and call of the property, constantly accommodating inspections and maintenance.

Property managers should be present for every tradie visit—no one should be entering a tenant’s home without someone there to protect their belongings.

And when they are showing a property an agent should be present in the home at all times, which never happens.

This brings me to  the absolute nightmare of moving or securing another rental....

The PROBLEM – The Harsh Reality

This raises a serious question: who is really deciding which tenants get approved and which are dismissed? Because they’re certainly not qualified to play “God” with people’s homes.

Rental applicants are expected to make life-altering decisions in a 10–15 minute rushed shuffle, competing against 30+ other applicants—all in one cramped, impersonal inspection.

Challenges in Implementing Nest Quest

Launching Nest Quest won’t be an easy feat. The existing infrastructure and regulatory protocols within Australia (and likely elsewhere) pose significant challenges. Additionally, rolling out a platform like this without major corporate backing increases the risk of failure, as the current systems are rigid and resistant to change.

One of the biggest hurdles will be pushback from real estate agents—many of whom operate with a gatekeeping mentality. Despite the fact that viewed-on-behalf-of applications could meet legal requirements (with tenants providing signed consent to approve a registered agent’s assessment), realtors may refuse to recognize these reports simply because it challenges their control over the process.

While this system would create new opportunities, it also disrupts the traditional model, potentially reducing the workload (and perceived authority) of realtors. Unless Nest Quest gains backing from a major player like REA Group or another industry powerhouse, real estate agents may actively resist adoption, making it difficult for the concept to gain traction.

That said, there’s potential for innovation here. If anyone has ideas, strategies, or connections that could help push this forward, it might just be possible to overcome these barriers and redefine the archaic rental property landscape. 🚀
